A New Generation of Entrepreneurs Capitalizes on Commercial Real Estate Dislocations
A new wave of midcareer commercial real estate entrepreneurs is capitalizing on what some call “once-in-a-generation” opportunities to invest in distressed or otherwise discounted properties in today’s market—especially in the office sector.
Nationwide, there’s been an uptick in new investment firms started by development and investment professionals with 10–25 years of industry experience—some of whom left major firms to do so. These firms aim to buy cheap offices and reposition them through leasing, capital improvements, or conversions to apartments.
Overcoming Obstacles: How Project Stakeholders Continue to Advance Projects in Tough Times
Project stakeholders at every level are dealing with numerous obstacles to getting new projects off the ground in the current market. These hurdles include, but are not limited to, volatile construction and debt markets, surging interest rates, soaring construction costs, shifting demand for office and housing, and an evolving regulatory and tax environment. While these impediments are no secret to those in the real estate development industry, the real unknown is how to maneuver around these obstacles in order to continue to advance projects during tough times.
ULI Washington: What’s Next, Now: Innovative Developments in Construction in the DMV
Innovation is not just a marketing buzzword - today in the DMV, developers must contend with labor shortages, increasing construction costs, low site availability, and high competition. In response, the real estate industry has had to adapt and develop new, innovative construction ideas. Current building regulations are not always ready to accommodate these new ideas, so careful coordination with local government is crucial. Stay up to date on the ever-changing construction industry in Washington D.C. with an in-depth discussion on emerging construction trends with top developers, builders, and architects. The panel discussion will focus on innovative new ideas, including modular buildings, mass timber, the expansion of technology within commercial real estate developments, and much more.

Jewish Federation of Greater Washington Spotlight: Alisa Brem Rosenberg
As the granddaughter of three Holocaust survivors and a grandmother who grew up through the founding of the State of Israel, “fostering a strong and safe Jewish community” is an important value for Alisa. She and her family donate “because we trust Federation to provide support where it is most needed.”
At home, Alisa’s family feels lucky to be able to share their values with their wider community. She and her husband, Jacob, grew up strongly engaged in their Jewish communities in Baltimore, MD and Lexington, KY. They work together to bring strong Jewish values to their growing family, as their families instilled in them, including the importance of tikkun olam (repairing the world), engagement in local Jewish community, and building a connection abroad. They are proud that, “through Federation, we are working together to continue the legacy of Jewish values and support.”
Alisa and her family support Jewish causes, believe in Jewish education, and enjoy gathering and celebrating with friends and family during the Jewish holidays.
When asked to think about the future of Jewish Greater Washington, Alisa says, “we hope that we can be part of inspiring more people to join in building our community, having a meaningful impact on it, and helping to ensure that Washington DC’s Jewish community continues to thrive for generations to come.”

Brem Foundation, AvalonBay, and Women’s History Month - a Conversation
“At the end of the day, you are your best advocate. Whether it's integrating different aspects of life with work and family or whether it's your health — breast health or any other health — I think it's important to be empowered and to advocate for yourself and to realize that it could really be life saving.” Dr. Rachel Brem
In the spirit of this year’s Women’s History Month theme “Women Providing Healing, Promoting Hope”, our Women’s Leadership Network hosted a fireside chat with Dr. Rachel Brem, of the Brem Foundation and her daughter, Alisa Brem Rosenberg, a real estate developer. Dr. Brem and Alisa shared with our associates an intimate conversation about their experiences that influenced and shaped their outlook as women, on motherhood and the importance of balancing health/wellness, family and careers. They also delivered important messages on the importance of breast health education and access to breast cancer screening. To learn more about the Brem Foundation, visit bremfoundation.org

Marcus and Millichap: Mid-Atlantic Multifamily Conference 2021: Apartment Construction & Design Pandemic-Driven Challenges and Solutions Panel
The COVID crisis has driven an enormous number of changes in the short term, but how many of these changes will become permanent? In the near term, construction projects have been greatly affected but not always for the worse, with increased availability of contractors and workers to get the job done. But, with the cost of lumber going through the roof and possible demand shifts in how apartments should be designed, the way forward is not an easy one. In the long term, developers and re-developers are rethinking how properties should be designed, as well as what unit mix makes sense in light of social distancing and increased work-from-home tenants.
How have construction projects that are underway been affected by the crisis?
What is the impact upon projects that are in the pipeline but not yet started?
How are developers and designers rethinking the unit mix of future properties?
In what ways are interiors being re-considered? What features are suddenly more attractive?
How is the overall layout of amenities and common spaces being rethought?
What materials are safer to prevent transmission of viruses and other pathogens?
What alternatives are there to standard lumber to address the cost problem?
What will the long term consequences to the construction and design industries be?

Leadership Insights from Alisa Brem Rosenberg
Great innovations come from great challenges. I think about this as I sit at my desk, working from home for the 116th consecutive day, and observe how the world has changed and where this dynamic shift will take us as urbanists and real estate professionals. Many people are choosing to concentrate on the challenges that have arisen over the last four-months: a global pandemic, economic turmoil, injustice, and social and civil unrest; however I see great promise in what we can do together as individuals, colleagues, professionals, and companies to create a better future. This is an opportunity to actively engage in evaluating what our impact can be on all facets of our lives and the built environment.
Panel Speaks About How to Stay Sane While Staying Virtual
On May 5th, close to 100 ULI Washington members joined a virtual panel sponsored by a collaboration between NEXT and WLI. The panel came from the idea that everyone is experiencing different challenges whether one lives alone, with roommates, in a couple, have young kids, school age kids, grown kids, empty nesters, or are caring for family members and any other version of living in these strange new times. In addition, there are so many unknowns in the world, and in the real estate industry, that we are facing that can cause added stress.
